Bob Evans

Bob Evans is a founding partner of Evans & Wagner Commercial Gp., Inc. The company was founded in December 2005 as a boutique-style full service commercial real estate company and provides a large variety of client services throughout Lee and Collier counties throughout southwest Florida.


Bob has over 45 years of diversified commercial real estate experience in Florida. His background includes extensive exposure in brokerage, development, leasing, property management, asset management of office, retail, industrial and land product types. He has also provided a wide variety of Client consulting services, including financing and refinancing, redevelopment, repositioning, strategic planning, opinions of value, property tax analysis, and similar Client driven specialty assignments. His client relationships extend from institutional lenders and ownership groups to locally owned assets.


His career in commercial real estate started in Central Florida where he was fully responsible for leasing and managing a successful regional mall, together with developing multi-unit apartment complexes and creating and operating a full-service third-party retail asset management company for grocery anchored community shopping centers throughout Central Florida.


After his engagement of about 25 years in Central Florida, Bob was subsequently associated with Prime Retail in Miami, CBRE in Fort Myers, Trammel Crow Company in Fort Myers-Naples, General Growth Company in Lake Wales and Allete Commercial (Minnesota Power & Light) in Fort Myers. In those relationships, he provided many services including, asset management, leasing, brokerage, the development of a strategic long-term leasing and value enhancement plan, and was also engaged in other related services, including designing and teaching a full-service commercial asset management and leasing course to 15 employees/students.


Bob obtained his Certified Shopping Center (“CSM”) designation in 1976, became a Florida Real Estate Broker in 1983, and has passed three of the four courses required for his CCIM designation. In the late 1980’s he also served as an expert witness and consultant for the US Marshall’s office during their investigations into corruption associated with the S&L collapse during that period.



Bob has served on the board as a member or President of many community-based organizations over the years and was Vice-President and one of 3 founding members of the Florida Council of Shopping Centers (“FCSC”).

Robert has a diverse real estate background that began in 1976 while working for an international specialty sporting goods chain, helping guide the company through an extremely aggressive period of growth, personally opening over 160 stores for the Company and expanding their presence from twenty-four (24) locations primarily throughout the southeast, to over 255 locations throughout the United States and abroad.



In 1985, Robert joined the Tampa office of Chicago-based Sudler Marling, Inc. to identify and market a variety of high-end real estate projects throughout the United States for the firm and its’ clientele, both domestic and international. During his tenure with the company, Robert successfully completed transactions with both German & Japanese clients, one of which was the successful sale of Forest Oaks Country Club in Greensboro, North Carolina, the home of the Chrysler Greater Greensboro Open, a major PGA Tour event.


In 1989, after a period of troubleshooting several shopping malls throughout Florida which included court-appointed receiverships, Robert joined forces with M&J Wilkow, Ltd., also based in Chicago, as Asset Manager for a distressed shopping mall in Fort Myers, Florida. There, he and his team were able to stabilize the project, achieve optimum levels of occupancy and position the property to achieve positive cash flow so it could be marketed for disposition. He was then able to secure an overseas buyer for the property.


In 1996, Robert became associated with Dallas-based Trammell Crow Company, providing commercial real estate services throughout the southwest Florida region and was able to significantly build the Company’s book of business in southwest Florida, while completing successful transactions and assignments for clients such as Bank of America, AEW, Builders Square/K-Mart, Aetna, Denny’s, KFC, and other players within the commercial industry. He was also responsible for the Facilities Management for both General Electric (CBSI) in Fort Myers and MCI Worldcom in Tampa.


In 2005, Robert joined forces with friend of many years Bob Evans, to form Evans & Wagner Commercial Group, offering professional, personalized commercial real estate services to clients throughout southwest Florida and beyond. Robert’s commitment to the success of clients, tenants and those around him clearly reflect the passion and detail necessary to achieve positive results.


Robert is a member of the Real Estate Investment Society, Commercial Investment Professionals of Southwest Florida & International Council of Shopping Centers, and is a past-Member of the Southeast United States/Japan Association and the Florida/Korea Economic Committee..

Steve P. Wagner

Associate

Steve is a diligent and customer-focused professional specializing in tenant representation, general leasing, and property management with Evans & Wagner Commercial Group since 2019. His multifaceted role in the company allows him to engage in diverse aspects of the business, emphasizing enhancing service quality through value-added interactions and relationship-building with tenants across retail, office, and industrial sectors.


Steve is instrumental in broadening the footprint of Evans & Wagner Commercial Group in the southwest Florida region, demonstrating his commitment to both organizational growth and service excellence. He embarked on his journey in real estate as an analyst, mastering analytical strategies before transitioning to the transactional side of the field, where he skillfully balances the needs of both tenants and landlords.


He holds a degree in Political Science, graduating with honors from LaGrange College in LaGrange, Georgia, where he also showcased his athletic prowess, playing four years of collegiate basketball with the LaGrange Panthers.


Steve's passion for real estate and commitment to professional development are further emphasized by his memberships in the Real Estate Investment Society and Commercial Investment Professionals of Southwest Florida. His proactive approach, dedication to customer service, and comprehensive knowledge in real estate analysis and management underscore his substantial contributions to the company and the industry at large.
